42-Unit deal closed for Park Ridge Townhomes

(Arlington) - Forty-two vintage townhouses have brought close to $40,000 per unit. Park Ridge Townhomes at 300 W. Park Row Dr. went to Clarus Investments 6 LLC of Portland, OR. The 92.4 percent-leased rental property sits on two acres, and will undergo moderate renovations as units turn. The 21-year-old townhouses, historically 100 percent filled, are close to the University of Texas at Arlington, with students making up roughly half of the tenant base. The roughly 1,000-square-foot units have two- and three-bedroom floor plans. The monthly rent averages 60 cents per square foot.

$6.5M Renovation for Arlington Family Amusement Center

(Arlington) - Brian Smith has spent $6.5 million on the blue-and-green-checkered, red-striped, yellow-blocked walls of the 40,000-square-foot Alley Cats building, which sprawls on 6.5 acres. Alley Cats on 2004 W. Pleasant Ridge Road is Smith's first attempt to focus a family amusement center on bowling. Besides 24 bowling lanes, there's also a two-story, 5,000-square-foot laser-tag course, a giant rock-climbing wall, a billiards room, several meeting rooms, and a restaurant.
